let me consult my attorney and I will initiate the purchase
and sale agreement paperwork". As a disclaimer I must
tell you that you should always consult with an attorney when entering
in any type of transaction.
Now
that I got in that disclaimer, let me tell you the rest of the story.
That seller in his mind wasn't going to wait for me. Of course he didn't
tell me this inside information. Obviously, he had another real estate
investor lined up and he was playing both side of the fences.
So
I called my attorney and low and behold he was with another client.
He said that "I will have the purchase and sale agreement drawn
up first thing in the morning." I told the seller I would back
by noon the next day to complete the deal.
The
next morning came and my lawyer as promised had the purchase and sale
agreement ready. I called the seller to tell him that I was on my way
to see him. He then abruptly and shockingly informed
me that he sold the house to another real estate investor the day before!
After
I got off the phone with that seller I yelled out %&!!!(bleep out)
$30,000 down the drain because I didn't have some real estate forms.
At that point I vowed that never again would I be caught with my pants
